      <image:caption>Our clients bought this Georgian home built in 2008. The house has an oversized lot and the right number of bedrooms and casual areas to accommodate the couple’s large brood of children and grandchildren. They had visited Il Cortile and loved the “old house” feel of it. Fairfax and Sammons and I were hired to achieve just that. Extensive renovations began in the entryway. The idea was to reduce the scale and make it less contemporary feeling. Cypress paneling was put on the walls and reclaimed antique marble in a grey and white checkerboard was laid on the floor. We updated the kitchen and dropped the ceiling in part of the outsized family room to create a breakfast nook that overlooks the pool. Many antique pieces bought mostly at auction fill the rooms as well as art from the couple’s extensive collection. We love to look at the before and after pictures...it’s hard to believe it’s the same house!       <image:caption>La Claridad, designed in 1924 by noted architect Marion Sims Wyeth, sits proudly on a corner a stone’s throw away from Worth Avenue. It’s a landmarked treasure that was uninhabited and crumbling before our eyes. With our preservation hats on, we acquired the property at auction and assembled the team to begin the 26 month restoration. We were allowed to demolish the back half of the house where some unfortunate additions had taken place in the 1980’s. We replaced it with a new wing to match the old exterior, complete with cast iron balcony railing details and pecky cypress lintels. We used our open courtyard plan to help organize the floor plan. A key feature of the courtyard is the pavilion with its striped awning and banquette seating for 12 people. This is the alfresco dining room. The Cuban terra cotta and the Mizner black glazed diamond shaped tiled floors remained, as did the cast stone steps of the grand staircase with the Mizner wrought iron railings, and the original fireplace in the green living room. We cleared the dense overgrowth of dead trees and shrubs to make way for the tiled pool and a terrace off the kitchen with an awning. The before pictures are in a file somewhere. We prefer to show the after pictures to remind us of the absolute magic that a talented group of artists, architects, landscapers, builders, masonries, carpenters, and painters can make.       <image:caption>This past spring, my husband and I discovered that a treasured piece of Palm Beach real estate was about to come on the market. The house is part of an enclave located right in downtown Palm Beach called Major Alley. There are six houses designed by Howard Major in 1927 in the Bermuda style. Howard Major was known for trying to buck the Mediterranean trend that had become so prevalent in the 20’s by Addison Mizner. Major argued that the Bermuda/Colonial style homes worked in a tropical climate better than Mediterraneans and they carried a more national identity. The 2000 square foot cottage packs a punch. My architect and frequent collaborator Richard Sammons describes Major Alley as “ a great example of gentle density. Six houses occupy an otherwise single family lot of a mere 100 feet wide by 120 feet deep with complete privacy and gracious rooms. Privacy within the enclave is assured by architectural firm, not distance.” The cottages are utterly charming as you can see by the photographs. We rewired the whole house, retiled the courtyard, installed new drains, redesigned the kitchen so it has a laundry/pantry space, and revamped the three bathrooms. We did keep the original American Standard toilets and washstands-they were too perfect to consider replacing. The original terra cotta floors were cleaned up and we cut a mouse hole door from the living room into the kitchen to allow for better access and flow. Our team was, as usual, amazing.
